Wakefield has two very different kinds of houses, and they refinish differently. A Victorian floor near the center has usually been sanded several times in its life. The boards can be thin, nails can sit close to the surface, and there may be patched areas from old radiators or a wall that was moved. These floors need a lighter hand, a careful grit sequence, and an honest look at how much wood is left.
A postwar Cape or Colonial floor is a different story. The oak is often thicker above the tongue because it spent years under carpet, and the boards are more uniform. These floors can usually take a full sand with no drama, and they respond well to both natural finishes and darker stains.
