Upstairs, vinyl plank does its best work in the rooms that get wet. In a Cape kitchen, a dishwasher leak or a pot that boils over is a wipe-up instead of a warped board. In a bathroom or an outdoor shower entry, LVP shrugs off puddles and steam. At the back door, where kids and dogs come in from the beach with wet feet and sand, a waterproof plank with a strong wear layer stays good looking long after carpet or softwood would have given up.

Leveling a concrete slab before vinyl plank

Vinyl plank is thin compared with hardwood, so it follows whatever is under it. A dip in the slab becomes a soft spot that flexes when you step on it. A ridge becomes a high point where the plank rocks and the click joint wears out. Over time those spots are where seams open and planks break.

Self-leveling compound fixes that. After the slab is cleaned and primed, the compound is poured and spread, and it flows into the low areas and cures to a flat, hard surface. In other cases we grind high spots or patch cracks first. The method depends on how far out of flat the slab is.

Leveling adds a step and some cure time, and it is the step that decides whether the floor feels solid for years. It is exactly what you see in our Cape Cod video: the slab leveled first, the LVP installed after.

Moisture, salt air, and basements on the Cape

Coastal air carries a lot of moisture, and basements and lower levels feel it most. Concrete also pulls moisture up from the ground. None of that hurts a waterproof plank, but it can cause trouble under it if it is trapped and left alone.

We take moisture readings on the slab, use a proper vapor barrier or an underlayment with one built in, and leave expansion gaps so the floor can move. If there is an active leak or standing water, that has to be fixed at the source before any floor goes in, and we will tell you so.

Running a dehumidifier in a basement and keeping gutters and grading working are small things that help the whole lower level, not just the floor. A dry, flat, sealed base is what lets an LVP floor last.

Floors for seasonal and summer homes

A lot of Cape houses sit closed for part of the year with the heat turned down or off. That matters, because vinyl plank expands and contracts with temperature. A floor installed tight to the walls in a cold house can buckle when the summer sun hits a big window.

We ask how the house is used before we pick a product. Rigid-core planks are generally more stable through temperature swings, and some products are rated for homes that are not heated year-round. We follow the manufacturer's limits and leave the expansion gaps the product needs.

We also look at sun. Large windows facing the water can heat a floor, so we talk about shades and product choice in those rooms. A little planning up front keeps a floor flat through a closed-up winter and a full summer of guests.

SPC, WPC, and standard LVP for the Cape

The core of a vinyl plank decides how it feels and how stable it is. SPC (stone-plastic composite) has a dense, rigid core that feels solid, hides small base flaws better, and handles temperature changes well. WPC (wood-plastic composite) is a little softer and warmer underfoot. Thin flexible LVP costs less but shows every flaw in the base.

For a basement on concrete or a rental that sees heavy use, a rigid SPC core is usually the pick. For a year-round living room or bedroom where comfort matters more, WPC can be a good fit. We walk you through both with samples.

Whatever the core, the base still has to be flat. A rigid core forgives a little, but it is not a substitute for leveling a slab that is truly out of flat.

Wear layers for sand, pets, and rentals

The wear layer is the clear top coat on a vinyl plank, measured in mils. It is the part that takes the scratches, and it decides how long the floor keeps looking new.

Thinner wear layers, around 6 to 12 mil, are fine in a quiet bedroom. Busy rooms, homes with dogs, and summer rentals with sand coming in all day need a heavier layer, usually 20 mil and up. Sand is fine and sharp, and it acts like sandpaper on a thin top coat.

We match the wear layer to how each room is used, so you are not paying for more than a guest room needs, and the entry and kitchen are not wearing through in a few seasons. Mats at the doors help every floor last longer.

Cottages, Capes, and lower levels: layout that fits

Classic Capes and cottages often have smaller rooms, low ceilings, and walls that are not quite square. Plank size and direction make a big difference in how those rooms feel.

Running planks along the longest wall or toward the main window makes a small room feel longer and brighter. Lighter, sandy tones suit many Cape interiors and help a basement feel less like a basement. In a lower level with posts and a stair, we plan the layout around them so cuts are clean and balanced.

We also plan thresholds where new vinyl meets existing hardwood or tile upstairs, so the change in floor looks intentional and does not create a trip edge at a doorway or the bottom of the stairs.

Can vinyl plank go over the floor you have now?

Sometimes. Over flat, sound, dry tile or old sheet vinyl, a rigid-core plank can often float right over the top and save the cost of removal. That is a fair option when the existing floor passes the check.

Over carpet, never. Over a floor that is uneven, loose, or has a history of water, going over it just traps the problem. In damp Cape basements, old carpet and pad often hold moisture and odor, and they need to come out before anything else happens.

We look at what is there, check it for flatness and moisture, and tell you plainly whether to go over it or take it up. Either way, it goes in your documented estimate before the work starts.
